In Australia, every new home walks away with a NatHERS star rating. It has become shorthand for “energy efficient home” – a quick way to signal that the design has cleared a certain bar.
But a NatHERS star rating and a Passive House certification are doing very different jobs. One predicts how a home might perform. The other verifies how it actually does.
If you care about comfort, energy bills and real-world performance, that distinction matters.
What NatHERS actually measures:
NatHERS (Nationwide House Energy Rating Scheme) is a design-stage energy modelling tool. It uses software to estimate how much heating and cooling energy a home is likely to use based on:
Climate zone
Orientation
Building fabric (walls, roof, insulation, glazing)
Standardised assumptions about how people use the home
In practice, a NatHERS rating:
Assesses the plans, not the finished building
Assumes the house is built exactly as documented
Relies on typical occupant behaviour, not your specific household
Does not require mandatory on-site testing to prove the as-built performance
NatHERS is valuable. It lifts the minimum standard and lets you compare different design options on paper. But it is still just that: a model. It does not follow your project onto site and check whether every junction, layer and product was installed as assumed.
You can think of a NatHERS star rating as a pre-season prediction. It tells you who looks good on paper, not who actually wins.
What Passive House certification does differently:
Passive House (Passivhaus) is a performance-based building standard with a formal certification process. The emphasis is on what the completed building delivers for comfort, health and energy use.
Passive House certification typically involves:
Detailed energy modelling using PHPP
Independent review of the design by an accredited certifier
Attention to thermal bridges and airtightness at the detail level
Construction that follows a defined set of performance-driven details
On-site testing (for example, blower-door tests for airtightness)
Evidence that the as-built building meets strict performance criteria
Certification is only awarded when the as-built home can demonstrate it meets the Passive House standard – not just when the drawings look promising.
If NatHERS is the prediction, Passive House certification is the scoreboard after the game.
The performance gap: design vs as-built:
Between “nice model” and “finished house”, a lot can go wrong. Small changes and compromises add up:
Insulation missing, compressed or bridged
Airtightness layers cut, patched or ignored on site
Windows substituted for cheaper alternatives
Shading devices value-engineered out
Construction sequencing that damages critical details
On paper, the NatHERS rating might still say 7 or 8 stars. In reality, the home could be far leakier, less comfortable and more expensive to run than the model suggested.
This is the performance gap: the difference between what we thought we were building and what we actually built.
Passive House certification is designed to close that gap. It asks questions NatHERS doesn’t:
Did the team actually build the envelope they modelled?
Does the blower-door test confirm the airtightness target?
Are the installed windows, doors and systems the same as specified?
Does the building’s performance match the criteria, in numbers, not just intent?
If the answer is no, you don’t get the certificate. There’s nowhere to hide behind a star rating.

Why this matters for homeowners
Most people don’t wake up wanting a 7-star certificate. They want:
A home that stays comfortable without massive energy bills
Even temperatures, fewer drafts, less condensation
Quiet, calm interiors that feel good to live in
A building that performs in July the way it was promised in the brochure
A NatHERS star rating can’t guarantee any of that on its own. It’s a strong hint that the design is better than minimum, but it isn’t a performance promise.
Passive House, on the other hand, is built around measurable outcomes: airtightness, energy demand, internal comfort conditions. It’s less about the label, more about the lived experience.
